hBits, a Mumbai-based platform revolutionizing commercial real estate investments, has secured ₹40 crore in a Series A funding round from Capricon Realty Private Limited, a Thackersey Group entity. This funding milestone follows a previous raise of $3.32 million from Shree Naman Group and other investors, reinforcing hBits’ position as a key player in the sector.
Co-founded by Shiv Parekh and Samir Bhandari, hBits is focused on democratizing access to Grade-A commercial properties, allowing investments starting at ₹10 lakhs. According to Parekh, the platform aims to empower both new and seasoned investors by delivering high-yield opportunities with an average rental yield of up to 10% and an expected Internal Rate of Return (IRR) of up to 18%. Parekh emphasized that hBits’ AI-driven technology plays a pivotal role in this strategy, analyzing market trends and property performance to identify the best opportunities while reducing risk and optimizing returns.
The newly introduced Small and Medium Real Estate Investment Trust (SM REIT) regulations by SEBI are central to hBits’ growth plans. The company highlighted its intent to leverage these regulations to offer structured and regulated investment options that mirror mutual funds. This will enhance access to commercial real estate for individual and institutional investors, further solidifying its value proposition.
With the fresh infusion of capital, hBits is set to expand its geographical presence and enhance its AI-powered technology platform. The company has also set an ambitious target to triple its Assets Under Management (AUM) from ₹500 crore to ₹1,500 crore by the end of the next financial year, driven by the launch of its SM REIT offerings.
