Reframe Systems Raises $40M in Funding for Physical AI-driven Homebuilding Microfactories

Reframe Systems has raised an additional $40 million in venture-backed equity financing to expand its North American network of automated homebuilding microfactories.

According to the Massachusetts-based company, Energy Impact Partners led the financing, with participation from Counterpart Ventures, E12 Ventures, Global Brain, Thin Line Capital, Up Partners and LACI Impact Fund. Existing investors Eclipse, VoLo Earth, Cubit Capital, RA Capital Management’s Planetary Health strategy, MassMutual Catalyst and Nor’easter also participated.

Reframe said the new capital will support home deliveries in New England and the deployment of additional microfactory capacity across North America.

Reframe said its manufacturing model is intended to address a U.S. housing shortage that it cites Zillow as estimating to be at about 4.5 million homes. The company pointed out that conventional construction remains heavily dependent on manual labor and networks of subcontractors at a time when skilled trades are becoming harder to find.

“The housing shortage is an abstraction until you’re the person who can’t find a home in the community you want to live in,” co-founder and CEO Vikas Enti said in the announcement. “Developers are demanding faster, energy-efficient, climate-resilient homes and we are answering that demand. 

The company is developing a physical AI approach to homebuilding that combines software, robotics and smaller automated factories located closer to the communities they serve. Rather than using a single large centralized plant, Reframe said its microfactories can adjust production for different zoning rules, climates and architectural styles.

How It Works

With Reframe’s approach, software coordinates home design with manufacturing, while robotic systems handle repetitive fabrication tasks and digital work instructions guide workers through assembly. Reframe said its system can deliver homes three times faster and at 35% lower cost than traditional construction.

Reframe reported it is expanding production with FAB1, a new microfactory in Billerica, Mass., scheduled to begin operations Oct. 5. The company said the facility will reach full factory readiness in less than 70 days after receiving the keys and, with less than $5 million in equipment, is designed to produce up to 500 multifamily units or 250 single-family homes annually.

The company said it has completed 10 homes, including accessory dwelling units and triple-decker apartments, with eight already occupied, and expects to deliver another 114 units over the next year. Current and recent projects include:

  • Somerville, Mass.: A triple-decker infill project that Reframe said can be delivered in 180 days.
  • Devens, Mass.: 12 units at Adams Circle nearing delivery.
  • Roxbury, Mass.: A five-story apartment building next in the factory pipeline.
  • Thornton, N.H.: A housing development also scheduled in the production pipeline.
  • Altadena, Calif.: A wildfire-resilient bungalow and accessory dwelling unit being completed for a family rebuilding after the fires.

“With our model, every home we deliver makes the next one faster and cheaper to build, because our software, robotics and network learn from each deployment,” Enti added. “That demand is why we’re expanding, and why we’re now targeting one million homes by 2040, five years ahead of schedule.”

Last year, Reframe Systems, which was founded by former Amazon Robotics veterans Enti, Felipe Polido and Aaron Small, raised $20 million in Series A funding co-led by Eclipse and VoLo Earth Ventures, with participation from MassMutual Catalyst Funds, Cubit Capital, RA Capital’s Planetary Health, Saga Ventures and Nor’easter Ventures.
